Why HOAs care about your lawn
A big share of Orlando-area neighborhoods — from Hunter's Creek to Lake Nona to Windermere — have homeowners associations with written landscaping standards. The HOA's job is to protect property values, and the lawn is the first thing anyone sees. Rules vary by community, but the expectations below show up in most Orlando-area HOA documents.
Mowing and edging
Most HOAs require the lawn to be mowed on a regular schedule — weekly in the growing season is the common standard. Edging along driveways, sidewalks, and curbs is usually required too; a mowed lawn with shaggy edges still draws complaints. Grass clippings must be blown off pavement, not left in the street or on sidewalks.
Weeds, bare spots, and beds
Weed-free lawns and beds are the standard in most communities. Brown patches and bare dirt spots often trigger notices, especially in front yards. Flower and mulch beds are expected to be mulched, edged, and free of weeds. Hedges and shrubs usually must be trimmed below a set height — commonly around window-sill level in front.
Staying violation-free
The homeowners who never get letters are on a steady schedule: weekly mowing, regular edging, seasonal mulch, and quick action on weeds and brown spots.
